Gut Rehabilitation of a condominium building in Washington, DC

Concept

The Metropolitan Overlook was a 1930’s building that has been vacant for over a decade.  Fulfilling the requirement of the Enterprise Green Communities, 37 new condominium units were created to fill out this handsome building, bringing it back to life. Modern apartment unit finishes offset the classically beautiful exterior and common areas, juxtaposing the modern and historic in an interesting and aesthetically pleasing fashion. Units feature energy efficient heat pumps, double glazed insulated windows, hardwood floors, granite countertops, and stainless steel appliances, among other items.

 

The compact units are designed efficiently around a central pod, which houses the mechanical unit, bathroom, washer dryer closet, and linen closet. This pod divides the bedroom from the living space, providing a transition space between public and private. While the original building was a four story walkup with a clothesline on the roof, the renovated building has a rooftop deck which provides sweeping views of the surrounding DC landscape, accessed by a new stairwell and elevator. A new modern appointed lobby and new handicapped entrance complete the transformation.
